01 · Pre-construction
Estimating that ends the scope argument before it starts.
The number you sign is the number you pay, and everyone on the job is looking at the same drawing.
We break the spec down by substrate, product, and sheen, then produce color-coded finish prints. The field builds from them. Your PM checks against them. When a question comes up on floor twelve, everyone is looking at the same drawing.
We have bought from Sherwin-Williams since the day we opened in 2013. Pricing gets locked with the manufacturer at bid and held for the life of the contract, so your number survives the months between award and mobilization.

02 · Interior
Interior production painting
Built for buildings with hundreds of identical units and one turnover date that is not moving.
- Residential units: walls, ceilings, doors, frames, trim, closets
- Corridors, stairs, and elevator lobbies
- Amenity spaces, leasing offices, clubhouses
- Back-of-house, mechanical, storage, and parking levels
- Level 5 and specialty finishes where specified
- Every sheen the spec calls for: flat, matte, eggshell, semi-gloss, and high sheen, in standard or custom colors
- Wallpaper and wallcovering in amenity and common areas
- Punch and turnover touch-up through final inspection
Drywall repair stays limited to what painting needs. Wallcovering gets scoped in writing, so there is nothing to argue about at punch.
03 · Exterior
Exterior painting and coatings
Done on buildings we are already inside, so you are not managing a second painter.

Kickoff and prep
Before a single can is opened, our PM sits down with your team. Scope. Sequence. What "ready" looks like. How touch-ups get handled. Then the walls get prepped and checked against the finish schedule.
Primer, sprayed
Sprayed for speed and even coverage. This is the base that makes everything after it last.
Finish coats, by hand
Hand-applied. Crisp lines. Consistent color. A finish that stands up to punch, and to the people moving in.
Three walks
The crew leader walks it every day. Our PM walks it several times a week, and again before anyone says "done." Then you walk it with us. Nothing is turned over until you sign.
Turnover
Punch closed. Client walk signed. Closeout paperwork in your hands. On to the next floor.
